Generation Z has now followed millennials onto the college campuses. This new generation also brings with them a pretty unique set of experiences and expectations. Increased privacy is among the most important aspects of modern student housing project, and tends to be a highly sought after amenity. The majority of students entering the campus now had never shared a bedroom before, and hence is not too comfortable with shared dorm rooms. Hence, they opt to live in off campus accommodation options that provide them greater privacy, and get rid of the hassle of sharing a bathroom.  In case of many purpose built student housing projects, students are also provided with the advantage of choosing their own roommates.  As a result, they get to live with someone they are comfortable with, rather than an unknown person with whom they may not get along.

A lot of student housing projects feature a number of communal spaces which are designed to encourage social engagements, and aid the students in making new connections and building relationships.  The design concepts of these projects feature kitchens, study spaces, lounges, laundries and more, which are equipped with comfy furniture that can be moved or reconfigured with ease in order to accommodate varying types of events. Ensuring the fitness and the wellbeing of the students is also a major focus of these housing projects. Hence, they often come with multi-purpose rooms for yoga, 24/7 fitness centers, spas and pools.

Technology is pretty pervasive and modern day students expect it to be delivered with absolute convenience. Technology in student housing projects is treated as any other utility.  Technology-enabled spaces and connectivity have become a norm in many students housing projects today. This basically means that there is little to no tolerance for slow bandwidth and service volatility in the current times, as streaming videos, while using multiple devices and apps is just a part of the daily lifestyle of the modern students.  These trends have affected student housing projects in regards to accessibility to outlets, wireless access points and discerning other technology infrastructure. Renowned companies like Nelson Partners usually strive to develop projects taking into consideration the modern student housing trends. They have a pretty different set of lifestyle preferences and privacy boundaries than the generations before them.
